About The Job

MIMCO’s El Paso-based Leasing and Marketing team is tasked with securing qualified tenants to fill its properties in West Texas and SE New Mexico. The Director, Leasing and Marketing will be responsible for managing complex lease negotiations, acting as the Leasing representative in real estate transactions and directly supervising the El Paso Leasing and Marketing teams. This is an exempt position.

Essential Duties And Responsibilities

  • Oversee the daily operations of MIMCO’s El Paso Leasing and Marketing team, whose duties include developing marketing plans and call lists for agents, identifying and qualifying potential tenants, negotiating LOI’s and Leases and coordinating with internal departments (Legal, Property Management, Maintenance) to ensure a smooth transition from prospect to LOI to Lease execution;
  • Work with leasing agents on deal structure, lease terms, managing the deal through MIMCO’s leasing process;
  • Review and approve the work of the leasing agents prior to execution by property ownership;
  • Act as the leasing agent on any complex deals in this region, including those with national and large regional tenants, leases with significant improvement or construction requirements and any leases that require significant revisions or provisions in addition to our standard forms;
  • Act as the leasing representative in West Texas and SE New Mexico based real estate transactions reviewing existing leases, analyzing market potential and identifying potential risks to the transaction from the leasing perspective, and as the deal lead in moving some real estate transactions through the negotiation process;
  • Work closely with peers in other departments to ensure MIMCO’s goals and business objectives are consistently met and departments are working in alignment;
  • Set departmental goals, track progress and adjust as needed to align with company goals and priorities;
  • Develop clear standards and metrics to measure employee performance and conduct regular reviews of staff performance against established goals and expectations;
  • Manage department’s hiring plan and lead hiring efforts as needed;
  • Develop processes to onboard new employees, determine training needs for Leasing and Marketing staff and build training and career development plans for employees;
  • Abide by all company policies and procedures and local, regional and federal regulations, and ensure team compliance with same;
  • Perform any and all other duties and responsibilities as directed and assigned by management.
Job Requirements And Qualifications

MINIMUM EDUCATION:

  • Bachelor’s degree required
  • Real estate license preferred

MINIMUM EXPERIENCE:

  • Minimum of five (5) of experience working in commercial leasing; retail-specific expertise strongly preferred;
  • Experience dealing with national and large regional tenants and working on a wide variety of retail deals including standard shopping center leases, single tenant net leases, ground leases, build to suit leases, etc. strongly preferred;
  • Minimum of five (5) years of experience managing and leading teams.

MINIMUM SKILL REQUIREMENTS:

  • Excellent negotiation skills;
  • Excellent organizational and leadership skills;
  • Demonstrable ability and proven track record in strategy-building and implementation;
  • Ability to clearly articulate objectives and goals and accurately assess and communicate employee performance;
  • Ability to foster a team environment and work collaboratively with peers and senior management;
  • Strong written and verbal communication skills;
  • Excellent relationship-building and interpersonal skills;
  • Bilingual (English/Spanish) preferred with the ability to read and communicate verbally and in written form in English.

Pay: The position of Director, Leasing and Marketing is compensated on a salary basis, at a rate determined by management of MIMCO, commensurate with candidate experience and qualifications.

About The Job

MIMCO is seeking a highly motivated, self-starter to join its Leasing team as a Commercial Leasing Agent in our San Antonio office. The purpose of the Commercial Leasing Agent position is to lease commercial retail properties managed by MIMCO. The Commercial Leasing Agent will scout, identify, qualify and convert prospective leads into clients, present and lease properties to prospective lessors, with the goal of achieving high occupancy rates.

The individual in this position will receive individualized, on the job training from the Senior Vice President and the Leasing Team on commercial retail leasing best practices as well as MIMCO processes and procedures. This is a highly competitive, full-time, exempt position

Essential Duties And Responsibilities

To perform this job successfully, an individual must be able to perform each essential duty and responsibility of the Commercial Leasing Agent satisfactorily, including but not limited to the following:

  • Proactively identify potential tenants through cold calling, emailing, networking, visiting businesses and other prospecting activities;
  • Build relationships with prospective tenants by learning about and providing solutions that fit their needs;
  • Reach out to targeted tenants, qualify lease prospects based on MIMCO requirements and track leasing prospects
  • Screen incoming leasing inquiries and broker calls, supply property information, show (tour) available space, and quote lease rates;
  • Prepare and negotiate letters of intent;
  • Review and negotiate leases;
  • Maintain the Weekly Leasing Activity and prospect tracking “traffic” reports, as requested;
  • Work to resolve clientele issues and concerns promptly and professionally;
  • Attend weekly and monthly team meetings or when requested;
  • Ensure effective and smooth handoff after signing of leases to Property Management and other departments with an accurate Lease Summary Checklist; and
  • Perform other duties as assigned.
Job Requirements And Qualifications

Minimum Education:

  • Associate Degree or equivalent combination of education or experience required (bachelor’s degree preferred);

Minimum Experience:

  • Minimum of 1-2 years of experience in commercial real estate, a minimum of 1-2 years’ experience in a leasing/sales role;

Minimum Skill Requirements:

  • Excellent interpersonal skills and the ability to connect easily with people;
  • Excellent verbal and written communication skills;
  • Ability to multi-task, prioritize and work with minimal supervision;

Property Manager Assistant

About The Job

The Property Manager Assistant (PMA) position is a non-exempt position that provides administrative support to the Property Managers of MIMCO. The PMA assists with day-to-day functions and operations of the Property Management Department in all aspects of the management of commercial retail properties and tenant relations.

Provide administrative support to Property Managers within the Property Management Department on a day-to-day basis; Assist Property Managers in maintaining tenant relations and ensuring tenant satisfaction on an on-going basis, including engaging in regular communication with tenants and follow-up on tenant complaints and service requests; Prepare commercial lease documents and correspondence to tenants; Perform data entry of lease documents and related information pertaining to lease administration; Use computer software tools and products provided by the company (i.e. Microsoft Outlook, Word, Excel, and Yardi Voyager) to track tenant contact information and maintain tenant lease information; Assist with tenant occupancy, including delivering and preparing commercial lease documents, as needed; Ensure that tenant files are properly maintained and kept in accordance with company policy and procedure; Perform basic accounting functions; Provide administrative support to other departments of MIMCO including, but not limited to, managing the phones at the front desk, and supporting the Leasing, Maintenance, Construction and Accounting Departments, on an as needed basis; Abide by all company policies and procedures; Perform any and all other duties and responsibilities as directed and assigned by management.

Minimum Education:

Associate Degree or equivalent combination of education or experience required (bachelor’s degree preferred);

Minimum of one (1) year of commercial real estate property management experience, or a minimum of one (1) year experience in a challenging service environment.
