Real Estate Analyst

About The Job

MIMCO is seeking a highly organized and analytically minded professional to support the strategic disposition, and asset management of retail shopping centers. This role will be central to ensuring properties are strategically positioned, properly documented, and marketed for sale at optimal timing and value. The position will also gain exposure to new investments and provide support to the acquisitions team.

The Real Estate Analyst will collaborate extensively with internal teams, including Finance, Accounting, Property Management, Leasing, Construction & Maintenance, Acquisitions & Dispositions—and external partners such as investment sales brokers. This individual will be responsible for synthesizing property-level operational, financial, and market data to support investment decisions and provide transactional support.

Disposition Strategy & Execution

Property Manager

About The Job

Property Manager at MIMCO manages and operates multiple retail and warehouse buildings and are involved in all aspects of the day-to-day operations of the property including accounting, tenant relations, maintenance and repair, etc. They handle tenant issues and must be familiar with the terms of tenant leases.

Essential Duties And Responsibilities
  • Serve as the primary representative to the tenants.
  • Develop and maintain good tenant relations and maintain positive relationships with all customers. Proactively respond to tenants’ needs and requests while also ensuring compliance with the terms of tenants’ leases.
  • Interface, coordinate, and communicate regularly with the tenants and maintenance department on maintenance matters to include review and interpretation of leases to determine if such matters fall under landlord or tenant responsibility and ensuring tenant compliance with maintenance obligations.
  • Track and ensure landlord compliance with new lease requirements, including but not limited to landlord construction and premises improvement obligations.
  • Coordinate with leasing agents and tenants on the preparation of new leases and amendments through receipt of signed documents.
  • Work closely with accounting regarding billing to tenants and account adjustments.

  • Run and review monthly reports for rent increases, lease extensions, month to month and percentage rents to ensure accuracy before notice to tenant.
  • Enter and maintain accurate lease records in software (Yardi) to reflect all relevant lease terms, including lease dates, rental amounts, CAM recovery details, etc.
  • Annual CAM, Tax and Insurance Reconciliations: Analyzes reconciliation expense pool set-ups in software (Yardi). Ensure that all reconciliation guidelines accurately reflect the terms of the lease. - - - - Reconcile all annual billings in a timely manner.
  • Manage tenant move-in and move-out processes. Ensure that post-moveout premises inspections and any needed post-moveout repairs are completed in a timely manner.

About The Job

MIMCO offers a unique, hands-on, rotational paid internship program in the commercial real estate industry, specifically focused on the management of retail shopping centers. Over the course of the program, interns may rotate through key departments—including Property Management, Acquisitions & Dispositions, Maintenance, Construction, Finance & Accounting, Human Resources—spending meaningful time in each. This structure is designed to provide a comprehensive understanding of how each function contributes to the overall success of a retail real estate portfolio.

The goal of the internship is to provide exposure to MIMCO’s primary lines of business and the basics of owning, operating and investing in commercial real estate. The Intern will work in the Austin office and provide support in Acquisitions and Dispositions, Investment Management, and Leasing. This individual will be required to follow general instructions and perform related tasks requiring a basic level knowledge of commercial real estate principles and practices. This position exists in a temperature-controlled environment.

Jr. Leasing Agent

About The Job

The purpose of the Junior Leasing Agent position is to support MIMCO’s Leasing Agents by assisting with tenant outreach, market research, deal coordination, and administrative support related to leasing activities across the management portfolio. This entry-level, development-focused role is designed for individuals seeking to build a career in commercial real estate leasing.

The Junior Leasing Agent will work closely with senior team members, department leaders, and other internal departments to help drive tenant prospecting efforts, organize leasing information, support active deals, and ensure leasing agents can operate efficiently while in the field. This role provides hands-on exposure to retail commercial leasing fundamentals, MIMCO processes, and best practices through direct mentorship and on-the-job training.
